Montana Question

Please bear with me on this...I am looking at buying some land (about 20 acres) in Montana as a part-time home away from home for after I retire in about 8 years.

I've been considering the same, and will do so if my son ends up living there.....how are the property prices for the kind of acreage you're looking at?

Oops, posted before I saw you already answered the question. We looked here in Texas for years before we found the kind of acreage we wanted....eventually found almost exactly what we were looking for at about $5,000 an acre.

Well since I'm not getting it anyways, I will give some details...It was 25 acres with a very small one room cabin, about 50 miles from Billings for $26,000. Half is wooded and half open prairie like. Two sides next to it are BLM land. I can't find 5 acres of land in Texas for $26,000 that's not in a subdivision somewhere. Oh well, I will just keep day dreaming.

Is there any BLM land in Texas?

Land is cheap because nobody else wants it. Easy to buy, hard to sell.

I had a call years ago from an older woman. She had some problem with a parcel of land she owned, which I can't now recall, but after discussing it with her for some time, I asked her what the property was worth.

I've never forgotten her reply. "Well, it would be worth quite a lot if I could get somebody to pay me for it!"

I hope I'm not breaking any forum rules, but you can go to http://www.landsofamerica.com and do a search of any state (you can refine your search to be specific, ie. price per acre, acreage only, etc.) The land I was considering was from an old Air Force buddy who bought the land back when we were both stationed in Great Falls.

JALLEN, I don't know of any BLM land in Texas. I heard somewhere that 97% of Texas is privately owned and the rest is like state parks, etc..

The only FEDERAL land of anykind (including BLM) in Texas is land that they have acquired for back taxes, confiscated or purchased.

When Texas became a state, unlike all other states, they kept 100% of their public lands.

That gives a better idea of what acreage might be going for....a little under $3,000 an acre in this case...probably less than $2,000 after you subtract the cost of the house and out buildings. Even if my son gets the job he's being considered for though we don't know yet which state he'd be assigned to. He could end up in Washing, Idaho, or Minnesota...but he's hoping for Montana.
